Acquisition Criteria

MBK Rental Living is pursuing the acquisition of entitled development sites for the construction of multi-family residential projects. Our primary acquisition targets are in the Western U.S. and is actively involved in the acquisition, operation and development of apartment build-to-suit or ground up projects. MRL has historically been a low leverage, high equity investor with the ability to assume current debt and/or complete an all cash transaction.


Apartment Acquisitions/Investment Criteria
Structure: Fee simple interest, all cash, joint venture and strategic partnerships considered
Market: California and Western U.S. markets
Asset Types: Fully entitled or Specific Plan projects, Garden Style (Type V)
Size: 100-400+ units
Recent Examples:
  • 100-three-story townhouse style apartments – Torrey Hills, CA
  • 288-two and three-story garden style apartments – Corona, CA
  • 187-four-story Transit Oriented apartments – Riverside, CA

Senior Living Acquisitions/Investment Criteria
Geographic Locations*: California, Arizona, Nevada, Oregon, Washington, Colorado, Utah & Texas
Area Demographics: Middle to upper middle class neighborhoods with high concentrations of seniors and adult children (Age 45 -64) current and positive forward trend
Service Offering: Stand alone or combination of IL, AL and Memory Care in a campus setting
Unit Capacity: 75 units or greater
Property Status:
  • Stabilized properties with opportunity for upside as well as distressed or management challenged properties
  • Class "A" or "B" properties built after 1985
  • No tax credit or low-income property
  • No skilled nursing care

Service Offering: Build-to-Suite, Ground-Up Development, Refacing, Capital Investments/Partnerships
Property Status: MIP has broken ground on its first joint-venture development project, a 1.4M Sq-Ft. development in Perris, CA with a total value of approximately $120 million. Construction is underway.
