The Multifamily Hotspot Hidden in the Inland Empire

Menifee has been named one of the top boomtowns in America just as MBK Rental Living delivers Artesa at Menifee Town Center, a new apartment complex.

There is a new housing hotspot tucked away in the Inland Empire. Menifee, California, has been named one of the top boomtowns in America, just as MBK Rental Living delivers a new apartment community in the market. Artesa at Menifee Town Center is a 37-building apartment complex on 15 acres in the city, and will support new and growing demand for quality living.

Menifee is a beautiful place to live, surrounded by hills, lakes, vineyards, and mountain vistas. There is a great family vibe to the area that emanates from Newport Road, Craig Jones, president of MBK Rental Living, tells GlobeSt.com. In fact, Menifee is ranked the second safest city in Riverside County, and Menifee schools are ranked second in Academic Achievements in Riverside County. Menifee plans to soon add several new schools to keep up with its growing population. The 215 corridor is a key path of growth in Southern California, driven by the logistics industry and other business growth, and the area near Artesa has seen a concentration of healthcare-related development with Kaiser Permanente, Loma Linda Medical Center and others building facilities.

The property has a mix of one-, two- and three-bedroom apartments, ranging in size from 820 to 1,322 square feet. Residents will also have access to amenities in the surrounding community, giving a homey atmosphere to the property. Artesa is a retreat in the midst of the active master-planned community of Menifee Town Center. It is surrounded by walking trails and parks, but is also walkable to newly built retail centers that offer grocery stores, restaurants, and entertainment, says Jones.

For that reason, MBK Rental is targeting families with children for the property. We certainly think families with children will be attracted to our community amenities and the outdoor activities offered within the master plan, not to mention the adjacent Santa Rosa Academy, says Jones. However, we expect a diverse renter demographic and have created homes that suit the needs of all. That includes quality in-unit features, like quartz counter-tops, modern shaker-style cabinets with two color choices, upgraded stainless steel appliances, and in-home full-size washer and dryers.

MBK Rental has been an active developer in the Inland Empire, building over 1,000 units since 2015, including the 230-unit Mitchell Place. We are bullish on the growth and future prospects for this area, says Jones, adding that the market activity and leasing has remained strong, despite the pandemic-related economic dislocation. We have seen strong demand and have offered few incentives during the recent period, despite the need to conduct virtual leasing for safety, says Jones. Our occupancy continues to rise. In fact, the last 30 days have been stronger than any period since last summer.
